Genesis provides technical assistance to help solve problems. We help project sponsors develop workable financing plans and link them with progressive financial institutions, public agencies, service providers, and/or sources of subsidy. Like most other rural states, Maine has relatively few nonprofit developers and intermediaries specifically focused on improving housing and community development opportunities. By actively nurturing such organizations and by developing the necessary partnerships in the community to ensure their long-term success, Genesis is helping to develop the capacity of Maine organizations. Technical assistance services include: Organizational Development Assistance with initiating nonprofit corporate structure for groups planning to develop affordable housing. This includes assistance with the preparation of by-laws and articles of incorporation and preparation of 501(c)3 tax-exemption applications. Pre-development Assistance Assistance in formulating project concept and goals, assessing community needs and market demands, preliminary costing (developing project pro formas), development of project timeline, identification of appropriate sources and uses of funds, and securing predevelopment funds as appropriate. Development Consulting Assembling the development team, identifying an appropriate site, project and financial feasibility, contract negotiation and management, securing financing and subsidy, and creation of management and staffing plans. Genesis provides this service on a limited basis based on geographic proximity, availability of staff, and project need. The Genesis Fund’s technical assistance program is distinct from its lending program. Organizations that receive TA services are under no obligation to seek financing from the Genesis Fund. Those that do will not receive special priority during the decision-making process. The Genesis Fund does not provide specific technical assistance to organizations in the areas of accounting, management, marketing, or other areas of business operations. Instead, Genesis refers the organization to local resources, as appropriate. |
